Working draft v0.1.0-draft · not yet released

Purpose and scope

Define the stable backbone that every other domain refers to: which strata corporation a record belongs to, which strata lot it concerns, and which person or organization is involved.

In scope

  • Strata corporations and strata plans
  • Strata lots, unit entitlement and parcel identifiers
  • Buildings, common property and limited common property
  • Civic units and addresses
  • People, organizations and ownership interests

Out of scope

  • Proof of title (the Land Title register remains authoritative)
  • Tenancy agreements and rental details
  • Sections of a strata corporation (open proposal)

Entity definitions

BuildingExperimental

A physical building that forms part of a strata development. A strata corporation may include more than one building.

CommonPropertyExperimental

An identifiable area of common property, including limited common property designated for the exclusive use of one or more strata lots.

OrganizationProposed

A company or other organization involved with a strata corporation, such as a strata management company, contractor, or insurer.

OwnershipInterestExperimental

Links a person or organization to a strata lot as a registered owner for a period of time.

PersonProposed

An individual such as an owner, tenant, council member, or contact. Only include personal information that the exchanging parties are entitled to share.

The legal entity, made up of the owners of the strata lots, that is responsible for managing and maintaining the common property and common assets of a strata plan.

StrataLotProposed

A lot shown on a strata plan. Each strata lot is owned separately and carries a share of common expenses according to its unit entitlement.

StrataPlanProposed

The plan deposited in the Land Title Office that divides land or a building into strata lots and common property.

UnitExperimental

The civic unit designation and address by which a strata lot is commonly known. Separated from StrataLot because the unit number people use often differs from the strata lot number.

Each entity page lists data types, required and optional fields, controlled vocabularies, validation rules and an example payload.

Relationships

Planned work

  • SectionPlanned

A residential or non-residential section of a strata corporation with its own budget and bylaws.

  • TenancyPlanned

Occupancy of a strata lot by a tenant, without exposing lease terms.

Open issues and proposals

  • Voting entitlement vs. unit entitlement

Decide whether voting entitlement needs a separate field on StrataLot.

  • Bare land and mixed plans

Confirm whether StrataPlan.planType needs more values.

  • Ontario and Alberta condominium jurisdiction profiles

Add ON and AB to the jurisdiction vocabulary, with province-specific vocabularies and documents (for example status and estoppel certificates, reserve fund studies).

  • Jurisdiction-neutral entity names

Decide whether BC-specific names such as StrataCorporation and StrataLot should become neutral names (for example Corporation and Unit) with provincial labels, before the first stable release.

  • Model sections (residential / non-residential) of a strata corporation

Sections have their own budgets, bylaws and executives. Decide whether a Section entity is needed in 0.1 or deferred.
